SARSEN TEAM GREENWICH OCTOBER 2021 MARKET DATA:

As of 10/10, YTD Single-Family Home Sales Are 38% Higher than 2020:

2021's single-family home sales are significantly higher than 2020, with 838 single-family homes sold this year versus 604 last year. 

Although sales slowed a little in August and September, with each month seeing YOY decreases in total homes sold, it is important to note that each month still posted historically strong numbers. 

September witnessed 80 single-family home sales. Other than 2021 and 2020, no September in the last 10 years had more than 57 single-family home sales. 

Lack of inventory is still an issue as buyer demand continues to outpace it.

COMPASS Q3 2021 LOWER FAIRFIELD COUNTY AND GREATER CT MARKET REPORTS:

The third quarter of 2021, saw less homes transact for a total lower  sales volume, but the many homes which did sell did so for far greater prices. Both average price and the median price was up across the board for Connecticut.
 
Inventory is still seeing lower than normal amounts, and it is still very much a hot topic. This is clearly leaving an impact on Connecticut by showing lower total units sold but coupled with both average and median price moving upwards to the highest points in the last ten years.
