As we move into Fall, one of the big questions is when international buyers will start coming back. With the Biden administration under pressure to ease US travel bans, the media is filled with anecdotes about an eventual influx of foreign buyers. Experts including the National Association of Realtors (NAR) and Knight Frank have released studies indicating significant pent-up demand from international buyers

Although the delta variant could prevent significant changes in travel restrictions in the short term, it is likely that pent-up demand will result in an eventual influx. 

For sellers in CT, China is a particularly important country to watch given the number of Chinese buyers who purchased homes in the state in 2020 (NAR)There are already signs of surges in Chinese demand. (CNBC)

Fairfield County is expected to see hundreds of new jobs created over the coming year-and-a-half. This Fall, global financial firm iCapital is expected to open a Greenwich, CT office, bringing 200 jobs.

Next summer, Stamford's Harbor Point will become the new headquarters for Phillip Morris International, bringing an additional 200 jobs, both new hires, and transfers from the company's Manhattan headquarters

While only a fraction of these new employees will settle in Fairfield County, these new positions, along with pent-up demand, should increase sales to foreign buyers within the coming year.
