Old Greenwich between $3 and $5 million is moving quickly and trading over ask. Closed sales this year ran about 108 percent of list with a twelve-day median, and three out of four sold above asking.
The important difference here is supply. There is a real pipeline of active and pending listings in this range, so buyers have some choice. That keeps the market competitive, but not irrational. Good houses still move fast, but the bidding is more measured than in areas where there is almost nothing to buy.
I would expect that to continue through the rest of 2026 and into 2027, with prices moving higher at a steadier pace. The main short-term risk is a sustained drop in the financial markets. Even then, I would expect fewer bidders before a real price correction. Dated or awkwardly sited houses still sell, but they trade closer to asking and with less competition.
